We hit 100 degree weather recently and I 'm just not used to it!
I got the townhouse completed just in time, I have a signed lease, and everything is going well. I've decided to re-finance because loan servicing is a pain in the a$$. Besides, I've decided that this is a long term rental anyway, so I need fixed financing.

I had a great start in this renovation project, but I have not had good luck in the last couple of weeks. I had a tenant change her mind at the last minute, and I had another one qualified, but his boss now wants him to move to Phoenix. So, back to square one in finding a tenant.
My tiler has streched himself too thin with too many jobs, so its taken him over two weeks to complete my floor! He still needs to tile the vanities and it will be be done. Actually, its not a big deal because I don't have anyone making the rent payment anyway. My goal was not to make the May mortgage payment.
Another road block was not finding the correct help to complete the rehab. I didn't want to spend my time on this project, however, I have found myself working on this house to do it right. I have spent probably 4-5 solid days working on the place with another day at home depot or Lowes. I need another 2 days to complete.
So, is a week's work worth over 30k? Absolutely!
